EABoss > HIPs active!
If you are taking on any 4 (soon to be 3 bedroomed) houses you’ll need to publish the EPC graph on your website and the property portals you upload to. EABoss can now create the graph for you (Address & Legal tab). All you do is enter the four values and press create, the graph becomes a “Room” with a heading of “EPC” and a picture of the graph for you to use on your details and on the website.

We recently lost a sale to another software package (bah humbug) because we hadn’t told the potential user the one special thing they wanted!..... How you can configure EABoss to make one thing trigger another (Actions, on the Configure menu). The best way to explain how you can do this is to give you an example.

1. By creating a “Confirmation of Instruction letter” you can make an ACTION that in 4 days time asks you to “Chase up the signed confirmation form”
2. By creating that same “Confirmation of Instruction letter” you can make an ACTION that asks you to advertise the property 7 days after it was created.
3. By creating that same “Confirmation of Instruction letter” you can make an ACTION that tells you in 50 days that the sole agency agreement is about to expire in 6 days and do you want to renew it. You can create Actions that are triggered by a particular letter, by an event such as viewings, or by a report such as a monthly vendor report.

EABoss diary – Use to see who has/hasn’t chased up “To-Do” tasks. Have you discovered the new tabs in the diary yet? If not open the diary, daily view and click on the tab “To-Do List”. You can then use the user and event tick boxes to show who has.... and more importantly who hasn’t been following up their viewings, offers etc. If you wish to update an event from the diary, just double click on it. Remember, tick events off as “Completed” to remove them from the To-Do’s. Note: to view completed tasks and diary appointments tick the completed box on the top left of the diary.

EABoss diary – Unconfirmed viewings – see at a glance which ones haven’t been confirmed with either the Vendor or the viewer.
Similar to the above, have you found the quick way to see which viewings still haven’t been confirmed with either the Vendor or the Applicant? If not open the diary, daily view and click on the tab “Unconfirmed viewings”. You will see all the future unconfirmed viewings (if there are any). The Y/N below the A or V indicate who it hasn’t been confirmed with. To update a viewing, just double click on it.
